Development Inquiry

If you would like to discuss your proposed development with our City Planner and City Engineer, please complete the Development Inquiry application. 

Development Inquiry meetings are not required.  However, these meetings are recommended in situations where the applicant(s) have several questions or have a complicated site or issues. 

WHAT'S THE ZONING?

To find the zoning of the property, review our Zoning Maps via the "City Map" link to the right of the screen. 

LAND USE DEVELOPMENT CODE

Open the "Land Use & Development Code", link in menu on the right, then find the relevant zoning.  Depending on the project scope, you might need to refer to other chapters in the Land Use Development Code. For example, Sensitive Lands permits, Site Development Review, Parking and Street Trees just to name a few.

A Development Inquiry meeting is limited to 1-hour.  You are welcome to bring your development team with you.  These meetings can occur in person or virtually via video or conference call.

Please note that City staff will provide a response based on the information submitted at the time of application and can answer a limited number of additional questions noted on the application or at the meeting in regards to the specific proposal. If your proposal changes in scope or configuration after City staff has responded to your initial application questions, a subsequent inquiry meeting (& fee) would be required to get updated staff responses.

We can only schedule your meeting AFTER we receive the Development Inquiry Application, your concept plan and the required fee.

Some land use applications require a Pre-Application Meeting.  An Inquiry Meeting does not satisfy that requirement.

Reminder;   If your proposal changes in scope or configuration after City staff has responded to your initial application questions, a subsequent Development Inquiry meeting must be requested in order to get updated responses.  Fee for each Inquiry meeting is $260 (per 2022/2023 fee resolution)

The $260 fee could be applied to your Land Use Application if one is submitted within 6 months from your Inquiry Meeting.
